How roof replacement works
Every replacement starts with a free inspection. Here’s the order of the work on a typical shingle roof, from one of our own jobs.

- Free inspection. We check the shingles, flashing, vents and pipe boots, and the attic where we can, and show you photos.
- Choose the roof. We compare materials and colors with you, and explain the warranty options.
- Tear-off and deck check. The old roof comes off, and we check the deck for soft spots before anything new goes on.
- Underlayment, flashing and vents. The layers under the shingles keep water out, and new flashing goes where the roof meets walls, chimneys and pipes.
- The new roof. Shingles or metal go on, and we clean up when the job is done.
Choosing your new roof
Architectural shingles suit most homes. Metal and cedar suit some houses better. We’ll walk you through the trade-offs for yours.
Architectural shingle
Good value and many colors. Roofs we’ve installed include GAF Timberline, CertainTeed Grand Manor and Owens Corning Duration.
Standing-seam metal
Costs more up front and lasts a long time. It sheds water quickly and suits coastal and cottage-style homes.
Cedar shake
A natural wood look for some older and character homes. Wood needs more upkeep in a humid coastal climate.
Warranty and cost
Our workmanship warranty
Five years on our work, with an option to upgrade to ten.
Manufacturer warranties
We’re GAF Certified and offer GAF System Plus and GAF Silver Pledge warranties. Ask which one applies to your roof.
What it costs
It depends on your roof’s size and steepness, the material and current prices. The free on-site estimate gives you the real figure.
Roof replacement questions
Do I need a new roof, or will a repair do?
It mostly comes down to the roof’s age and how brittle the shingles are. Our repair or replace guide walks through the signs, and the free inspection settles it.
Can you replace a roof in winter?
Yes, we replace roofs year-round. In cold weather we follow the shingle maker’s installation instructions, which may mean waiting for a warmer day.
Can my new roof be FORTIFIED?
Yes. We’re FORTIFIED Certified, so we can build your replacement to the FORTIFIED standard. See how a FORTIFIED roof works.
Is my roof replacement covered by insurance?
Your insurer decides coverage. If a storm damaged your roof, see storm damage help. We document the damage with photos.
